Electricity
Electricity is supplied by Energy Australia though you are free to change this.
You should be aware that ‘SMART’ meters have been installed. These charge varying rates for Off Peak, Shoulder or Peak usage periods. Your supplier can give you details of the rates charged.
In case of power failing in your apartment in the first instance please check your internal circuit breaker operations and appliances before contacting the Strata Manager or BCS After Hours Service (1300 267 181). Naturally, if the fault lies within your apartment then you will need to call your own electrical contractor.
Gas
Please note that there are two meters supplied by Energy Australia for each apartment:
Meter 1 – next to your cooker covers the stove and barbecue point.
Meter 2 – located under your laundry sink measures the amount of hot water used which determines the amount of gas used by the common gas/hot water system to supply your apartment.
Gas supply problems should be directed to the Strata Manager or BCS After Hours Service (1300 267 181)
Water
Sydney Water makes a quarterly charge for the general supply of water and disposal of sewerage. Individual apartments do not have a meter for measuring the amount of water consumed. Your water usage is apportioned and charged via your quarterly strata fees. Hot water for your apartment is supplied and measured as described above in ‘Gas’ and is pre-set to a maximum of 50℃.
Should your hot water supply fail please contact the the Strata Manager or BCS After Hours Service (1300 267 181). As the hot water service to aparments is centrally supplied you cannot fix anything yourself.
